TREADING ON THE RIGHT SIDE OF THE RTA

The Tenancy Compliance & Investigations Team (TCIT) being the enforcement arm of Tenancy Services serves to monitor and enforce landlords' compliance with the Residential Tenancies Act. Since its inception in 2016, it has been broadening its reach and ramping up its investigative activities. With this kind of momentum, it is no wonder that many landlords are feeling targeted, wary, exhausted even. Put a foot wrong and the TCIT comes crashing down on you like a ton of bricks. Or does it? 

To take the bullseye right off your back, you've got to figure out how it got there in the first place. Rather than fretting about the Boogeyman that is the TCIT, isn't it better to understand its objectives, inclinations and functions in the first place?

That is why we are tremendously pleased to have Paul Davis, the Senior Operations Advisor of the TCIT come to give a keynote address about the TCIT - the nitty gritty inner workings of the team and how landlords can fall foul of the RTA. His presentation is designed to give you an open-book approach to the TCIT, how it assesses compliance risks, target subjects (landlords and property managers), investigate and follow-through. 

Talking points include: 

  • TCIT background, mission and how its day-to-day activities are affected by the overarching policy objectives of this government; 
  • TCIT activities from 2016, key trends and trajectory going forward;  
  • The investigatory process from start to completion (including how many times the team will interface with the subject under investigation if at all); 
  • Common investigatory outcomes and resolution; 
  • Compliance tips and lessons for landlords from three years of TCIT activities. 

It is often said that fear is driven by a lack of knowledge and a sense of not being in control. Come along to this presentation to get the transparency and high-level information you need to regain control, tread on the right side of the RTA and minimise the risk of being a target of a TCIT investigation.
