When that happens the best outcome is to restore the property to a rentable state so that you can get back to business as usual as soon as possible. The last thing you want at times like these is for your insurance claim to fall through leaving you at a lurch. Still, many landlords find themselves in exactly this position because they either do not understand their policy cover or fail the properly prove malicious damage itself.
