From residential property investors, transitioning into a mixed-residential-commercial portfolio does not always happen as smoothly as one may have hoped.  There are elements of commercial property investment that are so specific to the subject that often catch even the most experienced residential investors unawares.  Investor and APIA President Andrew Bruce learnt this lesson first-hand four years ago when he developed his first commercial real estate to hold.  Now, four years later, we ask Andrew to reflect on his personal journey and share some much needed insights with similarly ambitious investors who aspire to eventually purchase commercial properties. 

Specific talking points include: 

  • What are the advantages of investing in commercial properties and the trade-offs for residential investors;
  • What are some of the surprises in store for even the most experienced residential investors when first investing in commercial properties; 
  • What was his financing strategy to fund his way throughout the purchase and development of the site and how he had utilised the equity from his residential portfolio;
