Making sense of the current mortgage landscape

The finance market in constantly evolving and responding to the dynamics of the property market.  Traditional finance principles should be constantly challenged and checked against current thinkings.  At this presentation, experienced broker and long-time APIA member, Kevin Cammell, will talk about the various mortgage options that are available to investors in the current market, whether second-tier lenders and bridging finances really deserve the bad rep they have, and how you can make the best decisions for yourself in this changing market.

Specific talking points at this session will cover: 

  • An overview of the different types of finance products that are currently available to property investors including bank and nonbank alternatives; 
  • The pros and cons of each option and the additional risks that are traditionally associated with second tier mortgages, bridging finances, and other nonbank alternatives; 
  • What Kevin is seeing in the first-tier lender/traditional bank space in terms of investment business appetite;
  • What types of investors are being driven into the second-tier mortgage and bridging finance market and whether, in Kevin's opinion, the Auckland market trend warrants taking on that additional risk; 
  • If investors do enter into the riskier second-tier lending space then what should be done to manage and minimise the risks they are exposed to; 
  • Has there been any change in disclosure requirements by major banks for an investor who is using second-tier lending? 
  • General tips from Kevin on how to balance your growth ambition with the financial risks you take on. 

Kevin Cammell


Kevin has been in the finance industry close to thirty years and now fronts Home Loans Today which has been in business for 10 years.  Prior to HLT, Kevin had 20 years work experience with the ASB Bank and worked in every position in the retail banking sector.  Kevin finished up with the ASB in the Mortgage Broker section processing loan applications.

HLT mainly services investors to get mortgage approvals.  Kevin is licensed to work with 14 main banks and credit unions in New Zealand.  He also provides insurance services for Life and Medical products from three of the largest life insurance companies in New Zealand.
